当工业发展遇到城市化,“工业 4.0”和“工业上楼 3.0”的概念正引领着全球制造业向更高效、集约和智能的方向迈进。最初在2011年德国汉诺威工业博览会上被提出的“工业 4.0”旨在利用信息化技术优化制造业的生产效率和灵活性,促进国家产业数字化变革。“工业上楼3.0”指把平面的工厂升级成“立体工厂”乃至“摩天工厂”,并将“产业上下游”与之有机结合,是针对先进制造业和未来工业发展提出的新型工业建筑模式。
As industrial development meets urbanization, "Industry 4.0" and "Industrial Skyscraper 3.0" guide the global manufacturing sector towards greater efficiency, intensification, and intelligence. First introduced at the Hannover Messe in Germany in 2011, "Industry 4.0" aims to optimize manufacturing production efficiency and flexibility through information technology, facilitating national industrial digital transformation. "Industrial Skyscraper 3.0" refers to transforming flat factories into "vertical factories" or even "skyscraper factories," integrating the industrial value chain in a new model of industrial architecture designed for advanced manufacturing and future industrial growth.
在这一背景下,零壹城市作品“智造山谷”杭州增材制造产业园作为浙江省首个“工业 4.0 + 工业上楼 3.0”双首层项目,不仅代表了新一代工业园区的前沿范式,而且展现了未来工业建筑与生态环境的完美融合。
Against this backdrop, the LYCS project "Wisdom Valley"—ZENGCAI Manufacturing Industrial Park—stands as Zhejiang Province's first dual-level "Industry 4.0 +Industrial Skyscraper 3.0" project. It represents the cutting-edge paradigm of a new generation of industrial parks and showcases the seamless integration of future industrial architecture with the ecological environment.

项目位于杭州湘湖未来产业社区“视谷之窗”园区,总建筑面积119,982平方米。建筑整体从北到南平行排布,与西侧物联网产业园和东侧高架进行友好互动。按照使用功能将以智能生产研发为主的标志性高层塔楼置于场地北侧,将以智能制造和生产为主的裙楼厂房集中置于南侧。与西侧的物联网产业园一同形成一个集研发、小试、中试及产业化空间于一体的产业综合体。
The project is located in the "Vision Valley Window "park within Hangzhou's Xianghu Future Industry Community, with a total construction 119,982 square meters. According to functional use, a landmark high-rise tower dedicated to smart production and R&D is placed on the site's north side. At the same time, buildings focused on smart manufacturing and production are centrally located on the south side. Along with the IoT Industrial Park to the west, this arrangement forms an industrial complex integrating research and development, pilot tests, medium-scale trials, and industrialization spaces.
送 “货”上楼
Vertical Transportation of Goods
为解决工业“上楼”后,重型设备不易上楼、生产空间荷载要求高,高层厂房货运效率低的问题。设计团队在裙房东侧设置了连通四层的垂直环形盘道和装卸平台以分解高层厂房的货运压力,货车将能直达四楼,1-4层厂房可享受送“货”上门服务。为满足5-7层高层厂房对于大型装备和货物运输需求,4 层装卸平台的设计承重荷载达 5T ,运往高层的货车可沿环形盘道到达4 层平台进行集中装卸,通过货梯实现竖向运输的快速流转,满足“双首层”的标准。
To address the challenges associated with transporting heavy machinery upstairs and the high load requirements of production spaces in multi-story industrial buildings, the design team has implemented a vertical circular track and loading platform on the east side of the base building that connects to the fourth floor. This solution alleviates the freight pressure on the upper levels by enabling trucks to have direct access to the fourth floor, allowing the first- to fourth-floor factories to enjoy doorstep delivery services. To meet the transportation needs of large equipment and goods in the fifth to seventh-floor factories, the loading platform on the fourth floor is designed with a load-bearing capacity of 5 tons. Trucks carrying goods to the upper floors can use this circular track to reach the fourth-floor platform for centralized loading and unloading. Goods are then quickly transported vertically through freight elevators, fulfilling the ”Double-ground-floor“ design standards.

为进一步缩短货运流线,核心筒被偏置在建筑的东西两侧,紧邻各层装卸平台,6台承重 5T 的货运电梯搭配4台承重 3T 的货运电梯共同组成了厂房内部的货物运输网络,最大化满足多方运输需求。
To further streamline the freight logistics, the core cylinder has been offset to the east and west sides of the building, directly adjacent to the loading platforms on each floor. Six freight elevators with a 5-ton capacity and four with a 3-ton capacity collectively form an internal network for transporting goods within the factory. This arrangement maximizes the efficiency of multidirectional transportation needs.

同时,为了解决立体厂房货运车流给厂区带来的高频次交通压力和行人的安全问题,设计按照不同的交通类型,将园区内的交通网络“货-人”分离。货车从园区西侧入口进入,沿道路逆时针行驶绕至建筑东侧货运停靠点进行集中装卸后,从园区东北侧出口驶离。行人则集中经西南侧广场进出园区,“货-人”分离,最大化保障高效运输和人行安全。
To address the high frequency of traffic pressures and pedestrian safety concerns caused by freight vehicle flows in multi-story factory buildings, the design separates the traffic within the park based on types—"goods" and "people." Freight vehicles enter from the park's west entrance, travel counterclockwise along the road to the east side of the building for centralized loading and unloading, and then exit through the park's northeast side. Pedestrians primarily use the southwest side plaza to enter and exit the park. This separation of "goods" and "people" maximizes the efficiency of transport operations and pedestrian safety.

Customized Factory Facilities
为解决工业生产巨量的空间要求,建筑采用 9×10 米的标准柱网,核心筒被偏置于建筑两侧,释放出宽敞的1,800至5,000平方米的方正且完整的操作空间,可满足常规 66 米长得制造生产线进行标准化生产,部分空间最大可容纳长达 73.9 米的制造生产线进行工业生产。
To meet the immense spatial demands of industrial production, the building utilizes a standard column grid of 9×10 meters. With the core shafts strategically offset to the sides of the building, it frees up spacious and complete operational areas ranging from 1,800 to 5,000 square meters. These spaces can accommodate conventional manufacturing lines up to 66 meters long for standardized production. Additionally, certain areas are designed to handle manufacturing lines as long as 73.9 meters, facilitating extensive industrial production.

交通空间均布于两侧,围绕纵向交通,建筑在横纵两个方向可以进行灵活的分割,企业可以选择1/4平面,1/2平面,多层整租等方案,灵活的满足数百方至数万方的空间要求,更方便适应不同类型企业需求,保证每个独立业主的均好性。
Traffic spaces are evenly distributed on both sides, centered around vertical circulation, allowing the building to be flexibly divided longitudinally and laterally. Enterprises can choose from various options, such as renting a quarter of a floor, half a floor, or multiple floors entirely, accommodating space requirements ranging from several hundred to tens of thousands of square meters. This flexibility meets the diverse needs of different types of businesses and ensures the satisfaction of every individual owner.

同时,设计团队设计了三个不同层高和荷载标准得生产空间。标准层高为 5.4 m,荷载 0.8T/㎡ 的通用化厂房;标准层高为 6.6m,荷载 1.2T/㎡的一般定制区;标准层高为 7.9m,荷载 2T/㎡的特殊定制区。满足从小尺寸智能终端到半导体生产的各类生产需求,可根据企业需求,进行定制化设计。
The design team has developed three different types of production spaces with varying floor heights and load capacities. The first is a standardized factory space with a ceiling height of 5.4 meters and a load capacity of 0.8T/m²; the second a general customization area with a standard height of 6.6 meters and a load capacity of 1.2T/m²; and the third, a special customization area with a ceiling height of 7.9 meters and a load capacity of 2T/m². These specifications meet a wide range of production needs, from small-sized intelligent devices to semiconductor manufacturing. Customized designs can be tailored based on enterprise requirements.

标志性的百米高主楼集办公,研发,小试,轻量化生产等功能于一体,为园区提供完善的配套服务。挺拔的形体和简约,精致的现代感幕墙外观,在城市界面引人瞩目。270 °景观视野全开放,将湘湖自然美景无缝引入室内。
The iconic 100-meter-tall main tower integrates office space, research and development, pilot production, and light manufacturing, providing comprehensive support services for the park. Its towering structure and minimalist, refined modern facade make a striking impression on the urban landscape. With a 270-degree panoramic view, it opens up completely to the surrounding natural beauty of Xianghu Lake, seamlessly integrating the outdoors with the interior spaces.
错落堆叠的体块在主楼中部退台形成多功能的空中花园,在平面上与城市自然生态形成有机衔接。退台形成的空中花园恰好对应纵向上主楼功能的分割,上研发下生产的竖向布局,让研发,小试,生产流程可以在一栋楼内高效运转。
The staggered massing of the building steps back in the middle of the main tower to form a multifunctional sky garden, which organically connects to the urban natural ecology on the plan level. The sky garden created by the setback aligns vertically with the functional division of the main tower, research and development on the upper floors, and production below. This vertical arrangement allows research, pilot production, and manufacturing processes to operate efficiently within a single building.
大台阶,空中花园,景观连廊将主楼和裙房每个单体建筑横向串联起来,形成多层次的立体生态平台,激活城市空间,增加园区使用者的舒适性,与湘湖生态进行有机融合。主楼配套的培训,接待,餐饮,商业,休闲等空间,满足工业生产以外的各类商务和生活功能。
Grand staircases, a sky garden, and landscape corridors horizontally link the main tower with the podium buildings, creating multi-level ecological platforms that activate urban spaces and enhance the comfort of the park's users. These platforms integrate organically with the ecology of Xiang Lake. The main tower is complemented by training, reception, dining, commerce, and leisure facilities, catering to various business and lifestyle needs beyond industrial production.
