JATO Design I 如何構築京城新興城市會客廳?北京中海環宇坊創作靈感及商業趨勢揭秘

        作為國際消費中心城市之一,北京計劃到2025年打造2至3個千億規模世界級商圈。而隨著消費市場持續穩定復蘇,北京入市項目也迎來一波小高峰。其中,由JATO Design設計的北京中海瀛海環宇坊也正式啟幕,於京城南邊散發著奪目的光芒,一舉成為北京新興打卡地。
As one of the international consumption centers, Beijing plans to build two or three world-class trading areas worth 100 billion yuan by 2025. As the consumer market continues to recover steadily, a wave of projects entering the market in Beijing is also ushering in a small peak. Among them, Yinghai Huanyu Shopping Mall, designed by JATO Design, has also officially opened, emitting a dazzling light in the south of the capital and becoming a new Instagram-worthy location in Beijing at once.


        中海瀛海環宇坊在動工之日起便滿載著各種頭銜及期待,包括:一線城市首座「環宇坊」、中海地產首座「環宇坊」新產品線、亦莊唯一坐擁雙軌交通綜合體等等。自開業以來,JATO Design運用靈感所構築的「城市會客廳」概念空間便吸引著Z時代客群前往,跨層設計的獨特場景也給家庭客群提供了全年齡層遊購娛空間,熱度持續攀升,國慶假期及周末客流穩定在日均4W+客流,成績斐然。
Yinghai Huanyu Shopping Mall has been given various titles and expectations since the beginning of its construction, including the first Huanyu Shopping Mall in a first-tier city, the first new product line of Beijing Zhonghai Real Estate Co., Ltd., the only complex in Yizhuang Town with double-track traffic, etc. Since the opening of the shopping mall, its urban consumer reception hall created by JATO Design has been attracting Generation Z clientele. The unique cross-level design also provides shopping and entertainment space for family customers of all ages, and is highly popular among them, especially during the National Day holiday and weekends when the number of consumers per day is steadily above 40,000.


        與此同時,項目也榮獲2022年度年亞洲不動產獎的Best Retail Interior Design 年度零售商業中心室內設計金獎(點擊鏈接查看詳情)。在收獲了人流及消費者喜愛的同時獲得了本次業界嘉獎,再一次肯定了JATO Design在中海環宇坊的設計中展現出來的場景構築能力及專業性。
The project has been also awarded the Gold Award for Retail Business Center Interior Design of the Year at the Asia Property Awards 2022. This award is a recognition of JATO Design's ability and professionalism in the design of Yinghai Huanyu Shopping Mall, which has won the hearts and minds of consumers.

        此前,我們曾在過往文章中對項目的設計理念及商業場景的思考進行分析。而本次我們也特別采訪了JATO Design總經理劉煒Davy、設計總監王政棟Joe,共同探討中海瀛海環宇坊設計中的細節、落地過程中的問題解決過程以及未來商業發展的趨勢等。
This time, we interviewed Liu Wei (Davy), General Manager of JATO Design, Wang Zhengdong (Joe), Design Director of JATO Design, to discuss the design details of Yinghai Huanyu Shopping Mall, the process of solving problems in project implementation and the future trend of business development.

The following is the text version of the interview:



Q:突破商業創新場景的創造力是JATO團隊的特長所在。在接到該項目時,項目周邊環境或是潛在客群是否給到了JATO團隊一些創作的啟發?
Q: We've learned that the JATO team is particularly good at innovation in business scenarios. When you got the project, did you get any creative inspiration from the project's surroundings or potential clientele?



A:項目位於北京大興南五環路與六環路之間。周邊5公裏範圍內缺乏品質型的商業和大體量社區型購物中心,範圍內眾多小區將為項目提供今後的目標客群。北京大興區存量商業綜合體亟待煥新,JATO希望為北京的南郊提前打造一座可與社區共同生長的精品生活發生地。
A:There is a lack of high-quality commercial and large-volume community shopping centers within 5 kilometers around the project, and numerous residential areas within the area will provide target customers for the project in the future.We hope to create a place for people to pursue a fine life in the southern suburbs of Beijing that can grow with communities.


Q:項目奪人眼球的創新社交空間「城市會客廳」貫穿了購物中心三層至屋頂層,開業後成為北京新興打卡地。當初JATO團隊是如何啟發這個靈感的呢?
Q: The project's eye-catching and innovative social space, the Urban Consumer Reception Hall, runs from the third floor to the rooftop of the mall and has become an emerging consumer destination in Beijing since its opening.How did the JATO team come up with this idea in the first place?


A:這個設計首先解決了傳統商場高層業態豐富性問題,同時其前瞻性也已顛覆傳統商場主、次中庭的各項功能,它幾乎可滿足未來整座商場營運期間的劇場、櫥窗、臨展和演藝中心等需求,甚至更多可能性的發生。在概念設計階段,這座「城市會客廳」的初衷,當然是幫助建立起空間內部的更多「連結」,這不僅對整座商場的業態分布有所刺激,對社區中人與人的新鄰關系,對同類型商業力求突破的關鍵點,都是一種嶄新嘗試。與此同時,JATO提出的「精品商業體」概念,如刨去其空間與材質的明顯升級外,它更像是一個融於社區生活公共屬性之中的全息生命體。空間設計上,「城市會客廳」與各樓層相連,動線引流方面,除了能聚攏來自購物中心下層的外來人流外,只要有節慶或路演等活動,這裏一定是人氣爆棚之所在,以及來自其他層想要駐足觀賞、休息小憩的消費者,都能在這個跨層空間內找到自己合適的位置。
A: Actually, the idea of building such kind of social space is based on the richness of the traditional mall's upper floors, and at the same time, it can provide enough space for theaters, window displays, temporary exhibitions and performing arts centers during the operation of the whole shopping mall in the future.It helps to establish more "connections" within the space. In terms of space design, the Urban Consumer Reception Hall is connected to each floor. As for customer attraction, in addition to gathering people from the lower floor of the shopping center, it can also attract consumers from other floors who want to stop and take a rest.


Q:環宇坊在開業前就備受關註,在落地過程中是否有什麽難點,後期如何解決這些矛盾沖突點呢?
Q: The Urban Consumer Reception Hall has been attracting much attention even before its opening, so were there any difficulties during the project implementation, and how were they solved later?


A:在落地過程中,我們主要探索兩個問題:對於這樣一座社交型商業空間,如何平衡得鋪率與空間體驗的關系?我們認為,應該把項目的商業價值視為更長期的社交效應
A:We faced two problems during the project implementation. First, we are building a social commercial space, so we need to think about how to balance store area and space experience of customers.We agreed that we should put the commercial value of the project first and focus on the longer-term social effect.



如今,越來越多地標型購物中心顯示,商場內的「空間體驗」直接決定著一座購物中心的品牌形象,而新品牌形象也不再僅僅依賴於傳統商場裏的幾家主力店鋪,甚至會來自購物中心內一些「非店鋪空間」所引發的社交效應,包括其非盈利性的運營模式等。K11早已成為的「藝展與商業」的絕佳組合,恒隆像是奢侈品的代名詞,大悅城總能讓人暢想「遊樂場、摩天輪和主題街」的畫面,而北京SKP也開始為人們描繪「未來火星生活的新場景」等。

Today, there are more and more landmark shopping centers. Findings show that the space experience within a shopping mall directly determines its own brand image, and that the new brand image no longer relies solely on a few major stores in a traditional mall. Instead, it may come from the social effects of the "non-store spaces" within the mall, including its non-profit operation model.


JATO選擇賦予中海環宇坊一種最能代表「精品生活」的「城市會客廳」形象,營造出「人與人」、「人與商業」間更為默契互動的全新社交體驗和空間場景體驗,從而擄獲更多新的消費者和建立新的商業關系,實則是,以一種更為人性化的「親密關系」視角,延長實際消費場景中消費者的駐場時間,用「設計」最大化提升了商業的價值。
From a more human perspective, we chose to create an image of Urban Consumer Reception Hall for Yinghai Huanyu Shopping Mall to help citizens pursue fine living and provide them with a new social and spatial experience featured with more tacit interaction between people and people and people and business. Consumers may be willing to spend more time in the mall, thus maximizing the business value of the mall with "innovative design".


另外,我們也在思考如何增加傳統商業空間的體驗性?在傳統社區型商業模式中,業主早已無法再用平鋪直敘的通關模式吸引新的客流,借此,為每個區域不同主題與風格的中庭做設計時,引人入勝的新動線,就成為其中點睛之筆,再植入新的場景。每個樓層如今環通往復的新動線,對比傳統商場的直來直往,不僅刺激了消費者的探索樂趣,更增加了消費者的逗留時長,增添消費發生的可能性。
In addition, we are also thinking about how to improve the customer experience of traditional commercial spaces.In the traditional community-based business model, owners can no longer attract new customers in the traditional way. Therefore, when designing atriums with different themes and styles for each area, attractive paths to stores and new scenes become necessary. This not only stimulates consumers' pleasure of exploration, but also increases their length of stay and whets their appetites for merchandise.

Q:國內近年像瀛海片區一樣的新城越來越多,人口的湧入、軌交的接駁,就業機會的提升給商業帶來了更多可能性。城市新區的商業項目,在設計上是否會有特別的考量呢?
Q: In recent years, there are more and more new towns like Yinghai area in China. The influx of population, the developing of rail transit and increasing employment opportunities have brought more possibilities for business.As a commercial project in a new urban area, has Yinghai Huanyu Shopping Mall been given special consideration?

A:新城崛起,但其區位及資源卻不一,這是項目需要先明確的物業本身資質問題。如不同片區在城市中的定位如何?該片區商業完全匱乏還是缺少優質物業?居住人民是否「睡城」特征還是有老有少的社區氛圍?片區又是否有其他的文化脈絡。雖有共性,但我們更需要做到對每個項目都進行思考,理清其地脈文化和商業發展規律,並放大其城市特征。
A: Although new towns are rising, their location and resource advantages are different, which involves the qualification of project developers themselves. For example, how are the new towns positioned in the city?Are they just commuter towns, or do they have a strong living atmosphere in each neighborhood?  Do they have their own unique culture?  Although there are commonalities among those towns, we need to think comprehensively about each project to clarify its local culture and business development rules, and to amplify its urban characteristics.

Q:線上消費平臺使人們線下消費頻次下降,這是否會降低人們前往公眾商業空間的欲望?設計師對於這種現象是否有一些思考呢?
Q: Online consumption platforms makes offline consumption less popular. Will this reduce people's desire to go to public commercial spaces?Do designers have any thoughts about this phenomenon?


A:進入快消費時代,人們的物質欲望容易在線上得以滿足。但線下的真是體驗卻是互聯網無法滿足的。作為年輕化的設計公司,我們倡導通過靈感和創造力,為商場賦予更多的體驗空間。使人們對於商場的購物需求轉化為滿足精神、興趣等等需求。
A: We have entered the era of fast consumption, where people's material desires are easily satisfied online.But the real offline experience is what the Internet cannot meet. As a young design company, we advocate to create more experience space for shopping malls through inspiration and creativity,  so that people can satisfy their curiosity and enjoy spiritual pleasure while shopping in the mall.

Q:環宇坊項目是否有可持續設計或者綠色技術的運用?在後疫情時代,JATO團隊對於商業設計的可持續發展是否有新的想法?
Q: Is there any sustainable design or green technology used in the Yinghai Huanyu Shopping Mall project?In the post-epidemic era, does the JATO team have any new ideas for sustainable commercial design?


A:後疫情時代消費者更註重綠植、自然采光、空氣循環等科技類的設計。同時室外街區、空曠的中庭、空中花園等也是未來商業發展趨勢。另外,裝配式設計也可以減少噪音和灰塵的影響。在每一次的商業設計中,我們都會結合當地的可持續資源,從設計、建造過程到後期的運營都盡可能地貫徹綠色理念。
A: Consumers in the post-epidemic era pay more attention to greenery, natural lighting, air circulation and other technology-based designs.Meanwhile, outdoor blocks, empty atriums and hanging gardens are also the future trend of business development. The assembled design can also be used to reduce the impact of noise and dust.  When designing each project, we strive to incorporate local sustainable resources and implement green concepts as much as possible from the design and construction process to the later operation.
