随着科技的不断进步和自媒体时代的兴起,人们的居住理念发生了巨大转变,中国住宅市场正由饱和走向租赁式住宅和高端精品豪宅的两级分化。其中,四代生态住宅产品,凭借其独特的设计理念和高度的生态融合性,正逐步在全国范围内遍地开花。

With the continuous progress of science and technology and the rise of the we-media era, people's living concepts have undergone great changes, and China's housing market is moving from saturation to rental housing and high-end boutique luxury homes. Among them, the fourth generation of ecological housing products, with its unique design concept and a high degree of ecological integration, is gradually blooming throughout the country.

人们对生活环境的美好需求愈来愈强烈,居住空间的合理舒适仅为基本需求,更迫切的是需要打破空间功能的单一聚集,满足“只工作不上班”的居家办公空间与生活空间的交互,获得更多精神生活层面的情绪与互动价值。

People's demand for a better living environment is becoming more and more intense, and the reasonable comfort of living space is only the basic demand. What is more urgent is to break the only aggregation of spatial functions, meet the interaction between home office space and living space of "only work and not work", and obtain more emotional and interactive value of spiritual life.

位于满洲里路的珑璟樾(如园)项目延续了梧桐樾的豪宅基因,东河、如意广场、内蒙古革命历史博物馆围绕,教育配套资源成熟。地理位置优越、资源优势稀缺、圈层定位高端,具有较高的居住和投资价值。

Longjingyue (Ruyuan) project located in Manzhouli Road continues the luxury gene of Wutongyue, surrounded by East River, Ruyi Square and Inner Mongolia Historical Revolution Museum, and mature educational supporting resources. 珑璟樾(如园)项目占地面积6.11万平方米、建筑面积19.7万平方米,容积率1.8。项目整体为清水交付,共391户大平层和部分跃层户型。

Longjingyue (Ruyuan) project covers an area of 61,100 square meters, construction area of 197,000 square meters, plot ratio of 1.8. The whole project is delivered in clean water, with a total of 391 large flat floors and some loft apartments.

珑璟樾(如园)项目定位高端豪宅,业主要求在总体规划、产品设计、街区式商业、立体景观等各个层面进行创新设计,打破以往住宅设计的固定化思维。

Longjingyue (Ruyuan) project is positioned as a high-end luxury house, and the owner requires innovative design at various levels such as master planning, product design, block-style commerce, and landscape, breaking the fixed thinking of previous residential design.

本项目以“绿色生态空中墅,3D立体峡谷景观”为愿景,设计借用场地高差形成的谷地优势,把居住中心区架起来。
The project takes the vision of "green ecological sky villa, 3D stereoscopic canyon landscape" as the design to use the valley advantage formed by the site height difference to frame the residential center area.

双首层的设计,使项目基地在拥有立体峡谷景观的基础上,实现空间场景多维度的立体交互链接,打造出流动的空间及立体动线,同时还能提升底复户型的溢价点。
The design of the double first floor enables the project base to realize the multi-dimensional interactive link of the space scene on the basis of the three-dimensional canyon landscape, create a flowing space and three-dimensional dynamic line, and also improve the premium point of the bottom complex.

项目周边多为高品质住区,自带松弛感的商业街区形态沿二纬街展开,未来和北区珑璟樾(意园)形成互动,融入现代时尚元素,打造出风格多样的生活场景,以构建开放式街区商业。
The surrounding areas of the project are mostly high-quality residential areas, with relaxed commercial blocks along Erwei Street. In the future, it will interact with Longjingyue (Yi Garden) in the North district, integrate modern fashion elements, and create a life scene with diverse styles to build an open commercial block.

从To C的产品思维出发,通过营销端提供的一手购房者的实际生活居住诉求以标准层平面为基准,发展出适应不同家庭的消费情况、居住情况和消费能力的户型,给出针对性的解决方案,让空间在满足基本使用条件的基础上,具备更多的使用场景和多元化的生活需求。

Starting from the product thinking of ToC, through the actual living demands of first-hand buyers provided by the marketing side, based on the standard floor plan, the development of different household consumption conditions, living conditions and consumption capacity is developed, and targeted solutions are given, so that the space can meet the basic conditions of use. It has more use scenarios and diversified life needs.

本项目的前置条件是在1.8容积率的情况下,基础户型面积段为175㎡-400㎡,尽可能地多出四代产品,并在万锦·宽阅的基础上强化仪式感和花园空间的升级。

通过对市场上现有四代产品的实地调研,为解决南北花园不均衡和公区与花园连接性较弱的问题,在设计初期将最大的两个户型产品调整为餐客厅两层挑空。
Through the field investigation of the four generations of existing products in the market, in order to solve the problem of the imbalance between the north and the south garden and the weak connection between the public area and the garden, the two largest apartment types were adjusted to the two floors of the dining room at the initial stage of design.
Δ 住宅群体透视
本项目限高54M,经过多轮总图推演和指标测算,最终将标准层层高定为3.4M,使珑璟樾(如园)拥有市面上非常难得的大层高,打造区域内独有的高附加值的稀缺产品类型。

The height of this project is limited to 54M, and after several rounds of general drawing deduction and index calculation, the standard layer height is finally set at 3.4M, so that Longjingyue (Ruyuan) has a very rare large storey in the market, creating a unique type of high value-added scarce products in the region.

Δ 产品居住模块构成

针对3种不同户型的需求和面积,一栋住宅塔楼内有三种不同的单元体量,以每两层为一个单位,单元体量互相咬合形成基本居住模块。这种产品的设计逻辑在总面宽有限的情况下,可以将带两层挑空的花园户型总是设置在边套,解决当地客群无法接受南向出挑花园牺牲房间采光的弊端,同时在规划上规避由多点楼影响中央大景观的劣势。其它户型则通过负公摊的方式对当地市场同面积段产品进行降维打击。

In response to the needs and size of the three different apartment types, there are three different unit volumes in a residential tower, with each two floors as a unit. The design logic of this product, in the case of limited total surface width, can always set the garden apartment with two floors of leeway in the side set, to solve the problem that local customers can not accept the south garden at the expense of room lighting, and at the same time avoid the disadvantage of affecting the central landscape by multiple buildings in the planning.Other apartment types reduce the dimension of products in the same area of the local market through negative public share.

在以上产品框架中,最终的产品形式是以气候、政策、景观、客户、成本五个方面的综合考量,并结合销售的信息反馈,以及入住后的体验为出发点。因此相比普通住宅产品,第四代住宅更需要属地化定制。

In the above product framework, the final product form is based on the comprehensive consideration of the five aspects of climate, policy, landscape, customer and cost, combined with the feedback of sales information and the experience after staying in. Therefore, compared with ordinary residential products, the fourth generation of residential products need more localized customization.

营造

Δ楼王首层与顶层产品设计策略

对于住宅首层与顶层的居住价值,设计给予了不同的解决方案:在底部区域,以“森林墅”的概念,将景观标高降低至离地面6.5M,宽敞开阔的峡谷景观打造类别墅的居住体验;在顶层以”云中墅”的形式,打造空中跃墅;标准段则以L形咬合的形式,为每套房子都拥有双层挑空的餐客厅+空中花园创造条件。

For the living value of the first floor and the top floor of the house, the design gives different solutions: in the bottom area, the concept of "forest villa", the landscape elevation is lowered to 6.5M above the ground, and the spacious and open canyon landscape creates the living experience of villa; On the top floor, in the form of "villa in the cloud", create an aerial villa; The standard section is in the form of an L-bite, creating conditions for each house to have a double-deck dining room + hanging garden.

痛点1:庭院环绕,公区互动

a. 露台不是简单的附赠空间,而是室内空间的有机生长。

b.30㎡以上的露台花园应具备社交公区属性,需要同套内公区“餐-厨-客-多功能厅”(LDKX)形成强互动关系,由LDKX进化为LDKX-Y(yard院落),作为室内公区的空间延展。同时,通过预留约50公分覆土高度,拥有泡池、下沉庭院、植物种植等诸多可能,满足自然与人居需求的双重迭代。

市面上的四代宅多为在传统户型的基础上叠加空中花园,而珑璟樾(如园)通过L形咬合的平面布局模式,合理规避上层露台板对下层住户的采光遮挡,保证套内空间的采光和室内感受,形成交互式体验。

以两层为一个单元L形咬合的平面布局模式结合餐客厅两层挑空的设计手法,使得其夹层也成为了本户,完美地解决上下层之间、左右户之间的活动、视野、灯光、噪音的干扰,解决私密性的问题。

痛点4:错位螺旋,悬挑结构
Δ楼王结构形式

为实现3.5M的出挑宽度叠加覆土的荷载,结构设计上采用大悬挑,在餐客厅中间设置L形剪力墙,并对这些单独墙体和悬挑部位的剪力墙做了专门的加强,在户型上呈现出“厚墙”的效果。同时餐客厅通高中庭上方采用厚板形式,不设结构梁,整体干净整洁。

珑璟樾(如园)作为其在呼和浩特第二个进军豪宅市场的四代盘,其产品力及品质都有了进一步提升。在项目设计推进中,VANTEl承担的不仅仅是设计者角色,更是策划的牵头者,同时还需要通过整理、归纳相关四代宅的产品案例、规范,跟当地政府部门沟通四代宅在地性的落地可行性,以协助甲方顺利推进项目。

Long Jingyue (Ruyuan), as its second market to enter the luxury market in Hohhot,Its product strength and quality have been further enhanced.In the project design promotion, VANTEl plays not only the role of designer, but also needs to communicate with the local government departments by sorting out and summarizing the product cases and specifications of the four generations of houses, the feasibility of landing the four generations of houses on the ground, in order to assist Party A to smoothly promote the project.

四代住宅不仅仅是对传统居住空间的简单升级,它更是一种生活方式的革新。它融合了人性化设计、绿色生态理念、智能科技应用以及文化传承等多个维度,旨在打造一种既符合现代审美又满足人们多元化需求的居住产品,这对VANTEl的总体设计管控和技术研究也是一次巨大的挑战,我们热切期待项目的建成。

The four-generation house is not only a simple upgrade of the traditional living space, but also an innovation of life style. It integrates multiple dimensions such as humanized design, green ecological concept, intelligent technology application and cultural inheritance, aiming to create a residential product that meets both modern aesthetic and diversified needs of people, which is also a huge challenge for VANTEl's design control and technical research. We are looking forward to the landing of the project.
