House prices in China fell at a faster pace in August while the stock of unsold properties rose to a new high, underscoring weakening market sentiment despite a slew of supportive measures.

最新统计数据显示,“517”楼市新政对市场拉动效应有所减退。9月14日,国家统计局发布的全国房地产销售和70个大中城市房价变动情况显示:8月,全国新建商品住宅和二手住宅价格整体跌幅扩大,其中二手住宅价格同比下跌近一成。


In August, new home prices in 70 major cities dropped 0.7% from July, falling for the 14th month in succession, according to data from the National Bureau of Statistics (NBS). Prices were down 5.3% from a year earlier, the fastest rate of decline since May 2015.

Meanwhile, the prices of pre-owned homes fell by an average of 0.9% in August from the previous month. Prices of the four largest first-tier cities fell 9.4% from the same month last year, while prices in second- and third-tier cities fell 8.6% and 8.5% year-on-year, respectively, NBS data showed.

更反映市场真实波动的二手住宅价格则全面下降,一二三线城市的销售价格分别环比下降0.9%、1%和0.9%,降幅分别环比扩大0.4、0.2和0.1个百分点;与2023年8月相比,一线城市的二手住宅销售价格下降了9.4%,二、三线城市则分别同比下降8.6%和8.5%。


The story was the same across almost all the cities surveyed by the NBS, with 67 recording new home price drops and 69 reporting lower prices for pre-owned homes.

房价下跌的城市数量也有所增加,接近全面下跌。根据国家统计局的数据,8月,新建商品住宅价格下跌的城市数量由66个增加至67个;二手住宅价格下跌的城市数量为69个,仅吉林市微涨0.1%。


China’s real estate market is suffering a continuing downturn after three years in which sales have fallen while the debt pressures on developers have increased. House prices in some smaller cities have fallen by more than 40% in that time, according to Yang Fan, head of China and Hong Kong research at the investment group CLSA.

The overall drop in China’s housing prices since the market peaked in August 2021 stands at 17.9%, Yang added.


Despite a series of policies to encourage sales, the market downturn has shown little sign of abating. Sales of newly built properties dropped 18% in the first eight months from a year ago to 606 million square meters, with sales value plunging 23.6% year-on-year. In August alone, property sales dropped 12.6% year-on-year in term of areas, NBS data showed.

商品房销售规模也持续下跌,当前月销售规模处于历史低位。国家统计局的数据显示,1至8月,新建商品房销售面积为6.06亿平方米,同比下降18%,其中住宅销售面积下降20.4%;新建商品房销售额为5.97万亿元,下降23.6%,其中住宅销售额下降25%。拆分单月来看,8月,全国商品房销售面积为6453万平方米,同比下降12.6%。


The inventory of unsold homes nationwide surged to new highs. Shanghai E-house China Real Estate Research Institute estimated in a recent study that it will take 26.6 months for 100 Chinese cities to sell all their housing inventories, compared with 13 months under normal market conditions. The period could be as long as 34.2 months for some smaller cities.

In August, China had 738 million square meters of unsold properties, much higher than the average 598 million square meters over the past 10 years, although investment and new build is much reduced.

房地产开发投资数据已连续多个月呈现相同走势,即包括房屋新开工、施工面积、房地产开发投资额等多项指标同比下降,仅商品房待售面积一项指标增长,显示楼市库存压力持续增加。当前的商品房待售库存处于历史最高区间,8月数据为7.38亿平方米。据财新计算,过去十年,全国商品房待售面积年均值为5.98亿平方米。


市场机构易居研究院发布于8月22日的报告指出,截至7月份,全国百城新建商品住宅库存去化周期即存销比为26.6个月,按13个月合理值计算,去化压力已较正常市场水平增加了一倍,去化压力处于“高温期”。其中,三四线城市的去化压力最大,去化周期高达34.2个月,即目前市面上的新房库存规模需要将近三年才能消化完。


Xu Yuejin, deputy director of research at the China Index Academy, expects the market to improve slightly in September and October, traditionally a busy season for sales. But the market remains under pressure with sluggish land sales and a lack of appetite among homebuyers.

Real estate-related policies are expected to remain loose with the relaxation of restrictive purchase policies in core cities is still an important initiative, said Xu. There is still room for further policy easing such as lowering mortgage interest rates and reducing transaction taxes and fees, he added.

中指研究院研究副总监徐跃进称,楼市正在进入“金九银十”传统销售旺季,核心城市新房市场活跃度或将小幅回升,但前期土地大幅缩量制约了房企供货能力,进而拖累销售恢复,叠加居民收入预期等长期因素尚未有明显改善,新房市场整体仍承压;重点城市的二手房市场在“以价换量”之下有望保持成交活跃度。他认为,房地产相关政策预计将继续维持宽松态势,在需求端放宽核心城市的限制性政策仍是优化的重要方向,各地降低房贷利率、降低交易税费等政策仍有进一步调整空间。
